Local Neighbourhood Watch Scheme

Neighbourhood Watch There is a Faversham Lakes Residents Neighbourhood Watch WhatsApp Group. Please register for My Community Voice. This will give you the latest Neighbourhood Watch alerts. This is also used to contact residents who are happy to support evidence for crimes such as CCTV footage or video doorbells.

Please report non-urgent crimes via the ‘Country Eye’ mobile app. You can use this to report your concerns for Animal/Wildlife Crimes i.e., poaching; Farm Crimes i.e., arson or criminal damage; Fly-tipping; Heritage Crimes i.e., motor bikes in the country park or suspicious activity; Kent Fire & Rescue i.e., fire hydrant or emergency water issues; Maritime i.e., suspicious vehicle, persons or unusual activity; Missing Persons; Potholes; Theft. This service is very under-utilised and is very useful to the police. If we don’t report issues they won’t be investigated and monitored.

Covenants applicable to your property (Summarised - review your TP1 for details)

Things you can do
Use estate roads and footpaths to reach your property.
Use shared utilities and drainage (pipes, cables, conduits).
Access neighbouring land with notice for essential repairs.
Use shared open spaces and the country park for normal recreation once open.
Place bins at the designated collection points on collection day.
Park a private vehicle (car/motorbike/light van under 3000kg and under 2m high) in visitor spaces for up to 23 hours.
Put up normal garden sheds or greenhouses of good quality.
Keep normal domestic pets (no livestock).
Use rainwater and utility services as supplied to your property.
Enjoy quiet residential use without interference.
Become a member of the Management Company as required.
Benefit from covenants that other residents must follow.
Things you cannot do
Run a business or trade from the property (exception: quiet office-only work).
Use the property as anything other than one private dwelling.
Alter the outside of the house within the first 2 years without written approval.
Build extensions or new structures unless permitted (sheds/greenhouses allowed).
Put up fences, walls or hedges in front or side boundaries during the first 2 years.
Remove, damage or alter developer-planted trees or shrubs.
Allow shrubs/hedges restricted to 1.8m to grow above that height.
Park HGVs, large vans, caravans, motorhomes, trailers, boats or horseboxes in visible areas.
Obstruct estate roads, open spaces or paths with vehicles.
Use the front garden for storage, parking large items, or non-garden purposes.
Hang washing at the front of the house.
Store bins at the front except on collection day.
Display advertisements/signs (except small For Sale/To Let boards when allowed).
Erect visible TV aerials or satellite dishes on the front of the property.
Create noise, nuisance, smells or disturbance to neighbours.
Allow rubbish, litter, dog mess or debris to remain on the property or shared areas.
Leave mud or debris on estate roads.
Interfere with or build over drainage, utilities, pipes or service routes.
Alter verges or shared landscaping without a Highways licence.
Use open spaces for anything other than normal recreation.
Transfer the property without the new owner signing the legally required covenants.
Resign from the Management Company while still owning the property.
Do anything that risks invalidating estate insurance.
